Square footage is calculated as conditioned floor space (including exterior frame wall thickness). It does not include garages or two story spaces (square footage of two story spaces is only included in the calculation once; i.e. a two-story Great Room’s square footage would be included in the square footage total for the first floor but not the second floor).
Village Design construction documents consist of floor plans, exterior elevations, wall sections and details, electrical layouts, general indications of interior openings, as well as recessed niches and ceiling profiles taken to drywall. These documents do not include kitchen cabinet drawings, heating and cooling drawings, plumbing diagrams or truss drawings as they are typically provided by the supplier of the respective trade on a design-build basis.
Ceiling heights vary from plan to plan, but generally are either 9’-1” to 10’-1” for first floor non-vaulted ceiling heights and 8’-1” to 9’-1” for second floor ceiling heights. To inquire about a specific rooms ceiling height, contact a Vintage Cottage representative at 1-800-341-3609.
Exterior wall thickness is primarily determined by the ceiling height. For plans with ceiling heights greater than 9’-1” we typically indicate 2”x6” walls, for those 9’-1” and less 2”x4” walls are typically utilized.
